Cancellation and Amendment Policy


Amendment Policy
Amendment is applied to any changes of room detail or customer detail. You can make amendment through “Booking Status” page.

  • Any changes to your reservation must be made through our service and NOT through the hotel reservations office.
  • All amendments will incur a free of 200 Thai Baht.
  • All requests are subject to room availability.
  • Amendments are only effective when we have confirmed.
  • If the amendment results in a refund of payment (reduction of stay, number of rooms, or number of people booked), a handling fee will be charged equivalent to 5% of the amount to be refunded or 500 Thai Baht, whichever is greater.
  • We will not be responsible for any (additional) charges incurred after amendments without confirmation from us.
  • All amendments made by
    • Low Season: Must be made not less than 5 business days prior to check-in date.
    • High Season: Must be made not less than 7 business days prior to check-in date.
    • Peak Season: Must be made not less than 14 business days prior to check-in date.

Cancellation Policy

If you cancel the reservation in:
Low season: May 01 – October 31

More than 7 days

You will be charged equivalent to 5% of refund value or 500 Thai baht (banking fee + administration fee), whichever is greater.

4 - 7 days

One night room will be charged.

0 - 3 days

No refund will be made.

High Season:     Jan 16 - April 30 and November 1 – December 14
Jan 16 - April 30 and July 16 – September 15 (For Koh Samui)

More than 15 days

You will be charged equivalent to 5% of refund value or 500 Thai baht (banking fee + administration fee), whichever is greater.

8 - 14 days

One night room will be charged plus 5% of refund value or 500 Thai baht (banking fee + administration fee), whichever is greater.

0 – 7 days

No refund will be made.

Peak Season:     December 15 – January 15

More than 45 days

You will be charged equivalent to 5% of refund value or 500 Thai baht (banking fee + administration fee), whichever is greater.

31 – 45 days

Two nights room will be charged plus 5% of refund value or 500 Thai baht (banking fee + administration fee), whichever is greater.

0 – 30 days

No refund will be made.

Please note that refunds will be made in the form of a credit to your card account.

All credit card refunds will be processed in a timely manner. The refunds process is dependent on your billing cycle with the credit card company. Once the refund instructions leave our office it can take anywhere from 10-20 working days for the proceeds to arrive in your account.

No-Show or Early check out Policy
No refund will be made.
